Terms of use
Terms of use and legal disclaimer
Effective October 17, 2026
Rent Cap Ready ("we," "us") is an independent website. These terms govern your use of Rent Cap Ready (the "Site"), including its checkers, calculators, and document templates (the "Tools"). By using the Site, you agree to these terms. If you don't agree, don't use the Site.
1. General information, not legal advice
The Site provides general information about California residential rental laws and self-help tools that you complete yourself. Nothing on the Site is legal advice, and it isn't a substitute for advice from a lawyer licensed in California who knows the facts of your situation. Rent Cap Ready is not a law firm and does not employ attorneys to advise users.
2. No attorney-client relationship
Using the Site, entering information into the Tools, or contacting us does not create an attorney-client relationship or any other professional relationship. Don't send us confidential information.
3. Results depend on your answers
The Tools rely only on what you enter. They can't verify property records, ownership, certificates of occupancy, lease terms, or past rent. Results use cautious wording such as "likely" because they are estimates. You are responsible for confirming every fact and decision before acting on it.
4. Laws and figures change
State and local laws, court decisions, and the yearly CPI-based caps change. We try to keep the Site current and show the date each rule and figure was last verified, but we don't guarantee that any content is complete, current, or accurate for your property. Local ordinances may impose different or additional requirements that the Tools don't address.
5. Templates
Document templates are provided as a convenience. Review every document before you sign or serve it. The exemption statement reproduces the wording of California Civil Code Section 1947.12(d)(5)(B)(i) as of the date shown; check it against the official statute before use. You are responsible for deciding whether a template is appropriate and for serving it correctly.
6. Not affiliated with any government
The Site is independent. It is not affiliated with, endorsed by, or operated by the State of California, the California Attorney General, any court, or any city or county.
7. No warranty
The Site and Tools are provided "as is" and "as available," without warranties of any kind, express or implied, including warranties of accuracy, fitness for a particular purpose, and non-infringement, to the fullest extent permitted by law.
8. Limitation of liability
To the fullest extent permitted by law, we and our owners, officers, and contractors will not be liable for any indirect, incidental, consequential, special, or punitive damages, or for any rent refunds, penalties, attorney fees, or losses arising from your use of the Site or reliance on its content. If we are found liable despite these terms, our total liability is limited to the greater of the amount you paid us in the 12 months before the claim, or $100. Nothing in these terms limits liability that cannot be limited under California law, including liability for fraud or willful injury (Civil Code Section 1668).
9. Your responsibilities
You agree to use the Site lawfully, to comply with all laws that apply to your property and tenants, and not to use the Site to mislead or harm tenants.
10. Indemnity
You agree to indemnify and hold us harmless from claims by third parties, including tenants, arising from your use of the Site, documents you create or serve, or your violation of these terms or of any law.
11. Changes, governing law, and venue
We may update these terms by posting a new version with a new effective date. These terms are governed by the laws of the State of California. Any dispute will be resolved in the state or federal courts located in California, and you consent to their jurisdiction.
12. Severability, waiver, and entire agreement
If any part of these terms is found unenforceable, the rest stays in effect. Our failure to enforce any part isn't a waiver. These terms are the entire agreement between you and us about the Site.
13. Advertising and affiliate links
If we add advertising or affiliate links in the future, they will be clearly labeled. We don't receive referral fees from attorneys and don't recommend particular lawyers.
